MANCHESTER – In Maine, it’s amazing sometimes how quickly you can go from an all-conveniences roadway to a placid waterfront retreat.

Here is a perfect example: A year-round home that via Pond Road is exactly 1.2 miles from U.S. Route 202, and sits directly on 11-mile Cobbossee Lake.

So directly that via a porch and a strip of lawn, it’s 12 feet max out the door and into the water. Or onto your dock. With its well-screened, 0.22-acre lot, the house has 75 feet of waterfront, and a mooring. Such proximity to the water is undoubtedly thanks to grandfathering; the original structure on the site was a 1940s-built camp.

Today, the four-season gem still has some classic-Maine-camp details, which include the panelling on the ceiling of the 22-foot sun room; pine flooring, wide in the dining area, but narrower in the adjacent guest bedroom/office, behind its French door; and exposed ceiling beams in the kitchen.

Baseboards are cast-iron, another cool (and high-end) period touch. The living room features a floor-to-ceiling brick fireplace and hearth, with built-in cabinets and shelving to one side, and a bay window facing the lake. Westerly orientation affords wonderful sunsets.

The home has been beautifully updated, and single-level living is an option; the first-floor master suite has a large bathroom with a Corian double-sink vanity and a gorgeous, oversized, glass -and-tile shower enclosure.

Among kitchen highlights are granite surfaces and a Viking Professional gas range. Off the kitchen, a back room houses laundry (Bosch appliances) and is a pantry, too. There’s a half-bath attached.

Upstairs are two good-sized bedrooms, with ample closets, and another updated full bath to serve them.

The 1,800-square-foot home at 86 Cobbossee Lane, Manchester, is listed for sale at $890,000 by Earle Kenney of Sprague & Curtis Real Estate in Augusta. Taxes (2016) are $5,678; there’s a minimal road association annual fee, $500.
