PROPERTY OVERVIEW
Located in Downeast Maine and largely surrounded by conservation lands, this 2,041± acre tract of unencumbered forestland offers many natural capital investment drivers. Forest management, conservation, water quality, riparian ecology, wildlife habitat and recreation are all part of the equation. The terrain is generally level and rolling, with a couple of small hills, one of which provides view-shed opportunities overlooking the Atlantic Ocean.

Collectively there are approximately three miles of frontage which empty into Holmes and Little Machias Bay. These are spring-fed waters with brook trout, wetland birds and mammals. The property has access with frontage along a state-maintained highway and internal gravel roads. Based on recent inventory, the forest is stocked with merchantable timber, providing both near and long-term harvesting and forest management opportunities.

LOCATION AND ACCESS
The property is located in Cutler, a fishing village in eastern Washington County that is approximately nine miles east of Route 1, with Ellsworth, Machias and Calais being the larger towns in the region. Natural beauty includes views from mountain tops such as Schoodic Mountain (elev. 1,083 feet) or hiking along the Cutler Coast Public Lands. While the area attracts tourism, this is a working region anchored by fishing and forestry industries.

The property has 3,000± feet of frontage on Route 191, and 4.5± miles of interior gravel roads in varying conditions, one of which is a local ATV trail. Additionally, the land is surrounded by conservation areas.

FOREST RESOURCE
The most recent forest management activity took place about 25 years ago, and since that time, the forests’ harvested areas have regenerated well. Areas that were not harvested have reached biological and financial maturity as commercial timberland. NON-TIMBER ATTRIBUTES
Forestland investment is more than timber resources and its sustainable management. This property’s non-timber attributes include 2± miles of stream frontage along small coastal tributaries, 147± acres of ecologically rich wetlands and peatlands, a modest gravel resource for road maintenance, a hilltop (elevation 165 feet) with potential views of Little Machias Bay and 3,000± feet of paved road frontage.

Most notable is the property’s juxtaposition to several conserved parcels, adding conservation value that could be monetized through the sale of a conservation easement. Together, these attributes provide natural capital opportunities to supplement investment returns from forest management activities.

ZONING AND TAXES
The property is made up of two separate but contiguous municipal tax parcels. All the land is enrolled in Maine Tree Growth Taxation, which decreases the tax burden for actively managed forestland. Copies of the current Tree Growth application are available upon request.
