CHINA – To find a location that combines total privacy and sweet seclusion with closeness to all conveniences is rare indeed. But here, just 10 minutes east of Augusta, and about a third of a mile off U.S. Route 3 via a winding lane, is a marvelous year-round waterfront home with 1,185 feet of frontage, and of course a dock, on Three Mile Pond.

Perched at the tip of its own 3.16-acre peninsula, the property actually represents a perfect family compound. The larger, four-bedroom home’s grandfathered site is steps from the water, and a few feet above.

Set farther back, and a bit higher, the two-bedroom home occupies the upper level of a three-vehicle garage, and also enjoys wonderful water views, especially from its front balcony. Given the size of the lot, adding a third home could be an option. At present, the homes together offer 3,058 square feet of living space.

The primary home, built in 1970, was designed to make the most of its southeast orientation. Closest to the water’s edge is a side-to-side deck, off a delightful sunroom that shares its beadboard walls with the adjacent living room, which has a wood-burning brick fireplace.

To one side is a carpeted bedroom, or office (its present use); to the other, the dining room, also with deck access. Handsome oak built-ins are everywhere. The updated, tiled kitchen has white appliances and extensive cabinetry, also oak, and looks down to the dock. Off the side entry, the powder room is updated, too.

Upstairs, the two water-facing bedrooms are large; the third is good-sized; closets are more than ample. The full bath with soaking tub features a long, French Provincial vanity with makeup station.

In the full basement, there’s plenty of workshop and storage space, and a cool bonus: a separate greenhouse room.

The secondary home, also year-round, is bright and open and nicely finished, and warmed by both a propane stove and a monitor heater.

The property provides endless year-round recreation opportunities, and the State of Maine Web site has this to say about the fishing:

“Threemile Pond provides excellent habitat for warmwater gamefishes. Anglers can probe the boulder-strewn shoreline and several submerged rocky shoals for smallmouth and largemouth bass. Bass fishing here is good, with many fish growing to exceptional size. Pickerel and white perch are abundant and provide good action for both summer and winter anglers.

“Brown trout are present and add another dimension to Threemile’s diverse fisheries.”

The property at 83 75th Fire Road, China, is listed for sale at $575,000 by Don Plourde of Coldwell Banker Plourde Real Estate in Waterville, and is being shown by appointment.
