RICHMOND – When the seller found this property several decades ago, the home – part of a farm established in the late 1800s – had fallen into disrepair.

He purchased the property less for the house than for the surrounding land, which today measures 40 acres that slope down to a good 900 feet on Pleasant Pond. (From here, you can canoe or kayak up to Gardiner. And since the channel goes 6 feet deep or more, you can keep a 20-foot boat.)

The oversized, two-bay garage with enclosed overhang was added after the house renovation. There’s tons of storage in the walkup second level, with plenty of room for  a wood shop besides. (Contractors, take note.)

Also, the substantial acreage invites development; on a recent tour of the property, the seller pointed out several sites that would make excellent house lots.

The property at 278 Brunswick Road (U.S. Route 201) is listed for sale at $294,900 by Jim Pepin of Sprague & Curtis Real Estate in Augusta, and is being shown by appointment. Annual taxes are $2,356.
